Garage Replacement & Rebuild

Sometimes the best way to improve an old garage is to start over.

If an aging detached garage no longer provides the space, condition or functionality you need, Garage Building Concepts can help you replace it with a new garage designed around your property and how you want to use the space today.

We handle the process from the initial onsite consultation and removal of the existing structure through site preparation, concrete, permitting, construction and final inspection.

Instead of coordinating multiple contractors on your own, you can work with one garage-building team from tear-down through rebuild.

Should You Replace Your Existing Garage?

Not every older garage needs to be torn down. But there are situations where continuing to work around an aging, undersized or poorly positioned structure may not give you the result you're looking for.

Homeowners often begin considering garage replacement when:

The existing garage is old or deteriorating

The current garage is too small for today's vehicles or storage needs

The layout no longer works for the property

More parking, storage or workshop space is needed

An old detached structure is occupying the best location for a new garage

Existing concrete or site conditions need to be addressed before a new garage can be built

The right answer depends on the existing structure, your property and what you ultimately want from the space.

That's why we start by looking at the property in person.

Have an Old Garage and Aren't Sure Where to Start?

You don't need to determine the entire project yourself. We'll look at the existing garage, discuss what you want to replace it with and help identify the steps involved in moving from the old structure to a new garage.

From Tear-Down to a New Garage

Garage replacement is more than demolishing an old building and putting another one in its place.

Before construction begins, the existing structure and site need to be evaluated so the new garage can be properly planned.

Existing Garage & Property Evaluation

We begin with an onsite consultation to look at the current structure, available property space, access and your goals for the replacement garage.

This is also the time to discuss whether you want a similar-size replacement or would rather use the opportunity to create a larger or differently configured garage.

Garage Demolition & Removal

When an existing detached garage or structure needs to be removed, Garage Building Concepts can coordinate demolition and disposal to clear the site for the new project.

Old concrete can also be removed when required as part of preparing the property for the new garage.

Site Preparation & Concrete

The site is prepared for construction, including grading and clearing where needed. Foundation, concrete floor and driveway/access work are coordinated to create a solid base and practical entry to the garage.

Surveying, Permits & Inspections

A replacement garage still needs to meet applicable property and building requirements.

When required, property lines are verified, permits are coordinated and inspections are scheduled throughout the construction process.

Foundation, Concrete & Construction

The new garage is built on a properly prepared foundation with the concrete and structural work required for the project.

From there, the garage moves through framing and construction to final inspection.

Rebuild for the Way You Use Your Garage Today

Replacing an old garage gives you an opportunity to think beyond simply recreating what was there before.

Your previous garage may have been built decades ago for different vehicles, different storage needs and a different household.

Depending on your property and goals, a replacement garage can provide:

  • More room for vehicles
  • Two-car, three-car or oversized configurations
  • Better storage space
  • Workshop or hobby space
  • Improved access and driveway functionality
  • A garage layout better suited to your property and current needs

If you're replacing a detached garage, we can also help you plan a new Detached Garage Construction project around the space available.

Garage Replacement & Rebuild FAQs

  • Can you tear down my old garage and build a new one?

Yes. Garage Building Concepts can handle removal of an existing detached structure as part of preparing the property for a new garage. We can then coordinate the site preparation, concrete, permitting and construction required for the replacement garage.

  • Is it better to repair an old garage or replace it?

That depends on the condition of the existing garage and what you want the finished space to accomplish. If the garage is aging, undersized or no longer fits your needs, replacement may provide more flexibility than continuing to work around the existing structure. An onsite consultation allows us to look at your particular situation.

  • Can you remove the old concrete too?

Yes. When existing concrete needs to be removed to properly prepare the site for the replacement garage, concrete removal can be incorporated into the project.

  • Can I build a bigger garage where my old garage currently sits?

Possibly. Available property space, property lines and applicable building requirements all affect the size and placement of a replacement garage. We can evaluate those considerations during the planning and surveying process.

  • Do I need new permits if I'm replacing an existing garage?

Replacing an existing garage can still require permits and inspections. Requirements vary based on the property, location and scope of the new project. Garage Building Concepts coordinates the applicable permitting and inspection process for the build.

  • Do I have to rebuild the same garage that was there before?

Not necessarily. Replacing an old garage can be an opportunity to reconsider the size, layout and functionality of the space, subject to your property and applicable building requirements. We can discuss options during the onsite consultation.

  • How much does it cost to tear down and rebuild a garage?

Cost depends on factors including the existing structure, demolition and disposal requirements, concrete removal, site conditions, size and design of the new garage, and other project requirements. An onsite consultation allows us to evaluate the property and develop an estimate based on the actual project.
